What we do

For over 30 years, Cornerstone Housing Partners has been moving people into quality housing solutions throughout our community through affordable rental and homeownership opportunities. From young families starting out, to single parents finding their footing, seniors ready to downsize and individuals with special needs who are striving for independence, we believe everyone deserves a safe, affordable, attractive place to call home.  Here’s how we keep things moving forward:

We Develop New Housing Opportunities

Cornerstone Housing Partners creates high quality, attractive and safe rental housing in the population centers within Rutland and Bennington Counties. We have built or renovated over 160 buildings and have 4 mobile home parks, primarily with sites and buildings that would not likely be redeveloped by others, but can have a strong positive impact on neighborhoods. Many of our properties are restored or redeveloped historic buildings. In 2025 we provide affordable housing to over 1,000 people in 900 units throughout Rutland and Bennington Counties.

We Manage Rental Housing

Cornerstone manages the properties we develop with care and attention second to none.  We have a mission-based approach to management, with the hope that residents will consider their residence their home, stay in their homes for the long term, care for the property, and enjoy a greater quality of life.

We Offer Affordable Homeownership Opportunities

Cornerstone assists potential homeowners through homebuyer education, down payment assistance loans and financial counseling. Cornerstone also supports current homeowners and landlords through our Home Repair Programs (to help you plan and prepare critical repair projects), HEAT Squad to help save on energy bills and foreclosure prevention. We also offer financial assistance through affordable down payment assistance, energy and home repair loans.

We Work with Mobile Home Parks

In addition to rental housing, Cornerstone Housing Partners purchased, upgraded and manage 4 mobile home parks. Mobile and manufactured homes are an important homeownership option to many lower or fixed-income Vermonters. We own the parks and leases the lots to mobile home owners and also rent several “Zero-Energy” manufactured homes in Bennington.

We Collaborate with Communities and Local Agencies

Cornerstone Housing Partners has been recognized and lauded for promoting smart growth, innovative solutions, energy efficiency, renewable energy and strong communities. We often collaborate with other non-profit services agencies to provide guidance, information, expertise and solutions.

Preservation

Cornerstone Housing Partners believes in preservation of historic features during development.  We have received three Preservation Awards from Preservation Trust of Vermont for our renovations and reuse of Stanislaus School in West Rutland (2014), Watkins School in Rutland (2016) and Lincoln Place in Rutland City (formerly Immaculate Heart of Mary School) (2022).  Click here for to learn more about these properties.
