Emergencies

An emergency is a problem, which threatens life, health or property and requires immediate action. Cornerstone Housing Partners must be notified after the proper authority has been notified. In case of an emergency, Cornerstone Housing Partners reserves the right to enter an apartment without notice to make needed repairs.

Here are examples of maintenance emergencies:

  • you have had a fire in your apartment
  • you have no heat
  • your hot water is cold
  • a fire alarm has sounded in your apartment or building
  • there is a sewer back-up in your apartment
  • a sink or tub drain is so clogged it will not drain water
  • you have a water leak that you cannot put a bucket under to contain
  • your toilet is plugged even though you used a plunger
  • you are locked out of your apartment

Maintenance Policies

Cornerstone Housing Partners operates in accordance with the housing codes of the towns where our buildings are located (Arlington, Bennington, Benson, Brandon, Castleton, Fair Haven, Ludlow, Manchester, North Bennington, Poultney, Rutland City, Shaftsbury and West Rutland). We are committed to keeping your housing in excellent condition!

Please contact us right away with any maintenance issues. For example, promptly report a leaky faucet or “running” toilet—one leaky faucet can waste up to 6,000 gallons of water a year!

Cornerstone Housing Partners is committed to providing fully functional appliances. If you experience an issue, please contact the office. We will arrange for repairs or replacements in a timely fashion.

Please note: While appliance breakdowns are frustrating, they are not considered maintenance emergencies. We do not provide after-hours, holiday, or weekend appliance repair services.

If your refrigerator/freezer fails outside of business hours, you are responsible for preserving your food by:

  • Asking friends, family, or neighbors for fridge/freezer space
  • Using a cooler with ice

Then, notify Cornerstone Housing Partners the next business day to report the issue using the general maintenance request process.

You will receive two apartment keys at move-in. Lost or damaged keys can only be replaced by Cornerstone Housing Partners for a fee.

Locks are changed at move-in. For safety, do not duplicate keys or install additional locks without permission. Extra locks may violate fire codes or local ordinances.

If you lock yourself out:

  • During business hours: Contact the appropriate management office. Bennington County: 802-442-8139 Rutland County: 802-775-3139. A fee may apply.
  • After hours: Bennington County: 1-844-256-4706. Rutland County: 802-775-3139 follow the prompts. You will be charged a lockout fee.

Because your apartment has a vapor barrier in the walls, moisture levels can rise indoors. Please:

  • Use the bathroom fan during and after every shower or bath.
  • Use the stove exhaust fan every time you cook.

This helps prevent moisture buildup, which can lead to mold or mildew on walls, ceilings, and woodwork. Left unchecked, this can cause damage to sheetrock and wood. Residents are responsible for the cost of repairs caused by mold damage due to lack of ventilation.

If you discover mold or mildew, move your possessions away from the wall to allow air circulation and use a mold-killing cleanser to remove it. Your help is essential in minimizing mold growth.

All common household trash must be placed in plastic bags and properly sealed to prevent spillage. A dumpster or trash cans have been provided—please use them. Trash bags must not be left outside the dumpster.

You are responsible for the disposal of used or broken items such as furniture, appliances, TVs, computers, mattresses, and other electronic devices. These must be taken to the nearest transfer station. Do not leave them near the dumpster. Do not dispose of hazardous waste in the dumpster or trash receptacle.
