What is Shared Equity Homeownership Program?
Shared equity homeownership is a way to lower the cost of buying a home. Cornerstone Housing Partners shared equity program enables people to buy a home without a down payment and with a reduced mortgage.
The Cornerstone Housing Partners Shared Equity Program helps current homeowners by:
- Ensuring long-term home affordability for future buyers
- Allowing homeowners to build and retain equity over time
- Providing support for refinancing, home improvements, and selling
- Keeping homes accessible for qualified buyers in the community
This program is designed to balance personal financial growth with community stability.
How the Shared Equity Program Works
Qualified buyers can purchase a home at a below-market price thanks to an investment from Cornerstone Housing Partners. This investment serves as the buyer’s down payment, reducing mortgage costs and making homeownership more affordable.
Building Equity & Selling Your Home
When you’re ready to sell:
- You sell the home through NWWVT to ensure continued affordability.
- You keep 25% of the home’s appreciation—calculated as the difference between the original appraised value and the new appraised value at the time of sale.
- The remaining 75% stays with the property to keep it affordable for future buyers.
This ensures that homeownership remains accessible while allowing you to benefit from home value growth.
Homeownership Equity Program
In association with Champlain Housing Trust
Cornerstone Housing Partners together with Champlain Housing Trust and other partner agencies are working together to ensure that homeownership is affordable to all. Through the “Homeownership Equity Program” we are helping BIPOC households realize the dream of homeownership, which is one of the most significant ways to build wealth for American households.
The Homeownership Equity Program was created to enhance and encourage homeownership for households of color. The program provides a HEP Downpayment Assistance product that provides a bridge to homeownership with 0.00% interest loans (.06%APR_* of up to $35,000 for qualified shared equity home buyers. If the buyer owns and lives in the home for three years or more, they never have to repay the loan.
Eligibility:
- Must purchase a CHT shared equity home.
- Have a household income at or below 120% area median income.
- Be a first-time home buyer; and
- have at least one of the prospective property owners identify as BIPOC (Black, Indigenous and People of Color)

Who Qualifies?
To participate in the Shared Equity Program, you must meet the following requirements:
💰 Financial Eligibility
- Income Limits: Household income must be at or below 120% of Area Median Income (AMI)
- Asset Limits: You must have less than $75,000 in liquid assets (retirement accounts not included)
🏡 Homeownership Readiness
- Secure a Mortgage: Obtain financing from a local lender that accepts the shared equity covenant
- Personal Savings: Have at least $1,500 in personal savings and a plan to cover closing costs (approximately $10,000)
- No Other Primary Residences: You cannot own another primary home at the time of purchase
