How long is the wait for housing?
Answer:
The wait time for housing can vary from months to several years. We do not have a set timeframe because availability depends on when a current tenant moves out.
What you can do:
- Submit a completed application as soon as possible.
- Keep your contact information up to date so we can reach you when a unit becomes available.
- Notify us of any household changes that may affect your eligibility.
We recommend applying as early as possible so you’re in the system when an opportunity arises!
How is my rent calculated?
Answer:
Your rent amount depends on the type of housing program you qualify for. Different programs have different calculations, including:
- Income-Based Housing: Rent is based on your income and household size.
- HUD Rental Assistance & Project-Based Housing
- LIHTC (Low-Income Housing Tax Credit) & USDA Rural Development (RD) Housing: These properties have fixed, below-market rent rates based on income limits. You typically pay 30% of your adjusted gross income toward rent.
- Market Rate Housing: Rent is set by the property owner and does not depend on income.

How do I apply for housing?

The first and most important step is submitting a completed application.
What you need to know:
- No application = No housing placement. We cannot move forward until we receive your application.
- There is no immediate placement. Many applicants think they can move in within weeks, but this is not the case. Housing is only available when a unit becomes vacant.
- Submit your application early. The sooner you apply, the sooner you’ll be on the list for available units.

Do I need a security deposit?
Answer:
Yes, a security deposit is required to move into most housing options.
What to consider:
- The deposit amount depends on the property and program.
- Some assistance programs may help cover part of your deposit.
- Have a plan for your deposit before you are offered a unit, so you are financially prepared.
